EXPLANATION OF OUR EVALUATION FEES
Our company's primary goal is to provide you with a service that is cost-effective in the long run. Most of our clients find that our involvement saves time and money on their projects, keeping costs in check and progress moving forward.
All of our fees are calculated based on the unique factors of each client's situation. These factors include travel time for our engineer, age of the structure, size of the structure, type of foundation, and the specific items we are evaluating. In addition, as a state-licensed engineering firm we carry liability insurance to provide an additional level of protection for our clients. All of these factors affect the fees for our services.
Structural Evaluations
While determining the answer to your concern may seem to be a simple request, there are several factors that affect our fees. For instance, an evaluation of the entire structure to determine if it is safe for occupancy requires us to evaluate the exterior, the interior, the attic, and the foundation from a structural standpoint. For that level of review, our engineer will spend time on site evaluating the structure as well as additional time preparing the stamped engineering report detailing any deficiencies found and photographs documenting those issues.
In addition to identifying any structural issues that don't align with the relevant building code, our reports specify detailed remediation required for those issues. The report we provide should be enough information for an experienced, reputable contractor to use to perform the repairs. If your structure was initially built prior to 1960 it will add complication to the project, as well, due to significant changes in the building code since that time.
Design Services
Additional fees for design services would only come into play if a permitting agency is involved and requires engineering drawings for permitting or if the contractor you choose requires a detailed drawing in order to make the recommended repairs. Our minimum fee for architectural design is $1,200 and the minimum fee for structural design is $900, but is based on the square footage of the finished design.
Repair Verifications
Please note that the initial site visit does not include a return visit to confirm that the repairs were made according to our instructions. We charge approximately 75% of the original fees to come back out and verify repairs based on our initial report. We also provide a revised, sealed engineering report for the repair verification site visit, detailing our findings after the repairs are made.
We hope the explanation above answers the questions you have regarding our fee structure.
